Whether you've been saving for years or just started thinking about it, I meet you exactly where you are.
CONSULTANT
NEGOTIATOR
TRANSACTION MANAGER
As your consultant, you hire me to help you get the best possible price and terms and do this in a time period that works best for you. Getting all of this done in a way that best minimizes any potential stress that is possible when dealing with high levels of complexity. As we agree together on what is really important to you, I will craft a very specific, strategic plan to make sure you get it.
My second role is that of your negotiator. As your negotiator, you pay me to treat your money like it’s mine. The time will come to save you and make you money. I’ll be your pit bull protecting your interest. My advanced training and skills in negotiation are used for you.
The third role is that of your transactional manager. I act as your one point of contact. You are hiring me to handle hundreds of phone calls, text messages and emails as well as all of the required service providers. I manage all of the paperwork, signatures, and details. It is all my responsibility. I have got it handled. You can count on it. It is my role as your transactional manager.
Pre-approval strategy that positions you as a serious buyer, not just another looker competing with 10 other offers
Real-time market data on comparable sales, days on market, and pricing trends so you know exactly what to offer
Access to off-market listings and properties before they hit MLS through my network of agents and industry contacts
We start with a free consultation to understand your budget, wishlist, and timeline. No jargon, no pressure. We'll have an honest conversation about what buying actually looks like for you.
Searching listings, booking showings, negotiating offers, reviewing contracts, and coordinating with lawyers and lenders. You just show up to the party when your presence is requested.
You get the keys and we celebrate
That's it. You're a homeowner. Everything we did together got you here.
I personally curate listings based on what matters to you, not just the specs, but the street, the building history, the neighborhood trajectory. You only see homes worth your time.
Everything You Were Afraid to Ask, Free.
In most cases, nothing out of pocket for you. Buyer agent fees are typically paid by the seller, not the buyer, so you get full professional representation without paying commission. There are rare exceptions, which we'll always be transparent about upfront, but the vast majority of buyers in Toronto and the Greater Toronto Area work with an agent at no direct cost to them.
The seller's agent works for the seller, full stop. Their job is to get the best deal for their client, which means you need someone in your corner doing the same for you. A buyer's agent in Toronto represents your interests through every step: pricing analysis, offer strategy, negotiation, and making sure you don't overpay or miss red flags in a fast-moving market.
It depends on your timeline and how specific your criteria are, but most buyers find their home within a few weeks to a few months. Once you've found the right property, an offer can be accepted within days, and closing typically takes 30 to 90 days — meaning you could realistically be in your new home within a few months of starting your search. First-time buyers in Toronto often find the process moves faster than expected once they have a clear strategy in place.
It depends on your budget and lifestyle, but some of the most popular areas for first-time buyers in Toronto include Leslieville, Danforth Village, and parts of Etobicoke for detached and semi-detached homes at relatively accessible price points. If you're open to the Greater Toronto Area, Mississauga consistently offer more inventory and lower entry prices than the 416, especially for condos and townhomes.
Beyond the obvious size difference, buying a condo in Toronto comes with unique considerations: maintenance fees, status certificates, building financials, and reserve funds all factor into whether a condo is actually a good buy. Detached and semi-detached homes in Toronto and surrounding areas like Mississauga and Scarborough involve different due diligence like lot size, zoning, age of systems, and neighborhood trajectory. First-time buyers especially benefit from understanding these differences before falling in love with a listing, which is why we walk through all of it in your first consultation before you ever step inside a property.
Whether you are looking for first home, next home, rental, or just figuring out if now is the right time, I'll give you a real conversation, not a sales pitch.
From learning terms to understanding every cost, and knowing exactly what to expect from day one to closing day. No jargon, no fluff, just the real stuff.
Let's talks about your property and I'll take it from there. Listing, screening, and lease handled properly.
When we work together, I'll give you an honest picture of where you stand so you can mover forward without leaving money on the table.
Let's talk about what you're looking for and I'll build a search strategy around your real life, not just your budget.
First we'll discuss what you're looking for and I'll cut through the GTA rental market noise to find you the perfect fit.
Everything you need to know before you list, all in one place. Consider it your pit stop before the race, so when you're ready to go, you're already ahead.
